Premiere shopping destination
The 1.6 million SF renovation and expansion of The Shops at Tanforan transformed the suburban shopping center into a multi-modal, mixed-use commercial complex, establishing a new model for community development in California.
The challenge at The Shops at Tanforan was to completely transform and reimagine a center that had fallen out of favor with the customer base. The building had fallen into disrepair and as a result lost most of the national tenants. The renovation included retrofitting the existing structural systems to current code, updating and/or replacing all of the fire and life safety systems and installing new HVAC systems as well. In addition, the public entrance on the main highway was relocated so as to create better leasing depths and opportunities for new tenants.
An outdoor plaza with restaurants, a bookstore, and a water feature provides access to the complex from the street. The original food court was removed and a new one was created on the second level to allow for direct access to the new cinema.
